Before you book

Do I need a move-in clean if the seller has arranged cleaning?

You may not need both. Ask what the seller’s clean includes and whether it will happen after their belongings are removed. Check cupboard interiors, bathrooms, kitchen grease and any appliance interiors you want ready to use.

If the scope is unclear or leaves work outstanding, Manchester End of Tenancy Cleaning can quote for the clean you need before unpacking. Tell us what has already been arranged, when you receive the keys and when your furniture arrives so we can plan around your move.

Discuss your move-in clean

Your next home

Move in with the cleaning already done.

Buying your first home, moving in together or relocating with a family already fills the diary. A professional clean before your belongings arrive means you can start putting clothes in cupboards, stocking the kitchen and settling in with a major moving task taken care of.

We bring the same thorough room-by-room checklist used for our end of tenancy cleans to the home you are moving into. The service is provided by Sage Cleans Ltd, the business behind Manchester End of Tenancy Cleaning and the Sage Cleans Google and Bark reviews.

  • Kitchens, bathrooms, empty cupboards and the agreed rooms ready to use
  • One-off cleaning for purchased homes and rental properties
  • Optional oven and fridge interiors arranged in the same booking
  • The same published starting prices as our empty-property checkout cleans
  • Timestamped photo record of the finished clean
  • A free re-clean for agreed cleaning issues reported within 72 hours of completion

For landlords and agents

A clean property ready for the next household.

Arrange a between-tenancy clean for the gap after the outgoing tenant has removed their belongings and before the next check-in. We work to the agreed checklist, provide an itemised receipt and a photographic record, and confirm the clean around your handover date.

The clean also prepares a property for viewings and listing photographs. For managed portfolios, tell us the locations and expected volume so we can agree per-property pricing and a consistent scope. If trades have been working in the property, send details of any dust, paint or residue for separate assessment before booking.

  • Property shows well for viewings and listing photos
  • A property ready for the agreed handover date
  • Any cleaning after building work assessed separately
  • One consistent standard across a managed portfolio

For incoming tenants and homebuyers

Book between getting the keys and the removal van arriving.

Tell us when you expect to collect the keys and when removals are booked. We confirm availability and the time needed for your property and extras. Leave the clean until the previous occupants and any trades have finished, then allow time to complete it before furniture and boxes fill the rooms.

You do not need to stay throughout the clean. Agree key collection, entry and how the property will be secured with us when booking. For apartments, tell us about parking, lifts and concierge access so the team can start promptly.

If you are renting, photograph the condition when you first get access and check it against the check-in inventory before cleaning or unpacking. Our finished-clean photographs then give you a separate record of the work completed.

What we clean

A room-by-room clean, with appliance extras in one quote.

The standard empty-property clean covers the kitchen, inside empty cupboards, bathrooms, skirtings, switches, door frames, internal windows and window tracks, plus vacuuming and washing hard floors. Appliance exteriors are included. With cupboards empty and floors clear, we can reach the surfaces before you start using them.

Add the appliance interiors you want ready before your first meal: a single oven from £55, a range oven from £70, a standard fridge/freezer from £25, or a large fridge/freezer from £35. Carpet cleaning can be arranged through an independent specialist partner, with availability, scope and price confirmed separately. We set out the agreed work and full price before booking.

  • Kitchen, inside cupboards, all surfaces and floors
  • Bathroom descaled, tiles and fittings
  • Skirtings, switches, door frames and window tracks
  • Whole property vacuumed and hard floors washed
  • Single oven interior clean from £55
  • Standard fridge/freezer interior clean from £25
  • Specialist carpet cleaning available through our independent partner

Pricing and timing

Clear starting prices, then a fixed quote for your home.

Our standard empty-property starting prices match the end of tenancy service: studios from £155, 1 bedroom from £189, 2 bedrooms from £229, 3 bedrooms from £269, 4 bedrooms from £309, and 5 or more bedrooms from £359. We confirm the condition, bathrooms, access and selected extras before agreeing your fixed quote.

For example, a standard two-bedroom empty-property clean starts from £229, or £284 with a single oven interior clean. Adding a standard fridge/freezer brings that example to £309. That lets you plan the whole job before booking.

Send the postcode, property size, preferred date and key arrangements. If you have already moved furniture in, tell us what remains so we can quote the accessible rooms and the extra work correctly.

Manchester coverage

Moving in across Manchester and our priority suburbs.

We clean homes in Didsbury, Chorlton, Prestwich, Whitefield, Worsley and Hale, alongside Altrincham, Sale, West Didsbury, Monton and Urmston. Manchester city-centre and Salford apartments are also covered when access, parking and the scope are agreed.

Contact us with your postcode and moving date to check a slot. Phone hours are Monday to Friday, 9am to 5pm, and Saturday, 11am to 3pm for arranging weekday bookings.

What should I arrange before a move-in clean?

For a new rental, record its condition before the clean changes its appearance. Shelter recommends checking the inventory, recording discrepancies and keeping photographs. Send any differences to the landlord or agent and keep a copy. Then leave the agreed cleaning with us, ready for you to unpack.

Buying a home? GOV.UK recommends cleaning before belongings arrive and notes that completion delays can affect key access. Tell us the expected key release and removal times when enquiring. We agree a cleaning slot around the access you can provide, with enough time for the rooms and extras you have chosen.

If you add carpet cleaning, ask the independent specialist to confirm drying time before arranging furniture delivery. The NCCA recommends keeping children and pets off cleaned carpets until completely dry. Share your moving schedule so the carpet work and property clean can be planned together.

We recently hired Sage Cleans for a deep clean of our home before moving-in, and we couldn't be happier with the results. From the beginning, Hugh was incredibly helpful and accommodating—he managed to fit us in on very short notice, which we truly appreciated. The team did an outstanding job. Every corner of the house was spotless, and their attention to detail really stood out. It’s clear they take pride in their work. On top of the excellent service, their pricing was very reasonable - Hugh gave us a discounted price based on the areas we needed to be focussed on. We’ll definitely be using them again and would highly recommend them to anyone in need of a thorough, professional clean.

End-of-tenancy

★★★★★

Sage Cleans did an excellent job for our end of tenancy clean. They were very prompt with replying to messages, in the lead up to the clean and on the day. The team ran out of time before our tenancy was up, but Hugh went above and beyond to make this right and finish the clean to the landlady’s standards. I really appreciated that during the stress of a move!

Due to a recent procudure my post operation care plan does not permit any form of lifting etc for 6 weeks. I contacted Hugh at Sage Cleaning. He visited our home the same afternoon to explain the service and options available. Today was the first clean. My wife and I are extremely satisfied with Maria who did an excellent, thorough job. She focussed kn the kitchen, bathroom and both upstairs and downstair toilets. It lovely to have our home gleaming. Our neighbour came round and immediately contacted Hugh for a cleaning service for her elderly mother. Thank you Sage EdS

I used Sage Cleans to clean the rooms in my flat and I couldn’t be happier with the results. They did a fantastic job — professional, thorough, and reliable. What really stood out to me was their integrity and how seriously they take responsibility. When my letting agency had an issue with part of the cleaning, Hugh sent a team back to sort it out right away. That level of care and accountability is rare to find. Trustworthy people and excellent service — highly recommended!

I was let down last minute for a cleaner and luckily came across Sage. I spoke to Hugh and explained the situation and he managed to get a cleaner to me on that same day. The cleaner did a fantastic job and she was very polite, and Hugh kept me updated with times and also checked we were happy with the clean after. I was extremely grateful Hugh did what he could and was able to fit me in such last minute. I'll now be having regular fortnightly cleans!

FAQ

Move-in cleaning questions

Prices, keys, appliances and getting the timing right.

Can you clean a home I have bought before I move in?

Yes. We clean purchased homes as well as rentals. Book after completion and key collection, with the previous occupants and any trades finished, and before your removal van arrives. We confirm the room-by-room scope and any appliance interiors you want added.

Is a move-in clean the same as end of tenancy cleaning?

It is the same specification of clean, priced the same way. Room by room, to inventory standard. The only difference is timing: a move-in clean prepares a property for a new tenant, an end of tenancy clean hands one back. We use the same checklist for both.

Who pays for a move-in clean, the landlord or the tenant?

Either. A landlord or agent usually pays when they clean between lets or after works. An incoming tenant pays when they have moved into a place the last occupant left dirty and want it done properly. Whoever books gets the fixed price in writing and the itemised receipt after.

Can you clean before the furniture arrives?

Yes. Cleaning an empty property gives access to floors, skirtings and cupboards before you unpack. Tell us the key collection and removal times so we can confirm a suitable slot and allow enough time for the agreed clean.

Are cupboards, oven interiors and fridge interiors included?

Inside empty cupboards is part of the standard move-in clean. Appliance interiors are optional extras: a single oven from £55, a standard fridge/freezer from £25, and a large fridge/freezer from £35. We include your selected extras in the agreed quote.

Can you arrange carpet cleaning before we move in?

Yes. We can arrange a quote through an independent specialist carpet-cleaning partner. Tell us the rooms and your moving date so availability, scope and price can be confirmed before booking.

How soon after building work or redecoration should we book?

Book after all trades have finished. Tell us about the work and send details of dust or residue before booking. Builders residue, paint removal and waste are not included automatically in the normal move-in price and may require a specialist.

Do you need keys or access for a move-in clean?

Yes. We arrange access with whoever holds the keys: the landlord, the letting agent, or the incoming tenant. Tell us how we get in when you book and we will confirm the slot around it.

Does the 72-hour guarantee cover a move-in clean?

Yes. The same 72-hour re-clean guarantee applies. If a cleaning issue within the agreed scope is reported within 72 hours of completion, we come back and put it right free.

How much does a move-in clean cost?

Standard empty-property prices start from £155 for a studio, £189 for 1 bedroom, £229 for 2 bedrooms, £269 for 3 bedrooms, £309 for 4 bedrooms, and £359 for 5 or more bedrooms. A two-bedroom clean with a single oven interior starts from £284. Condition, bathrooms and selected extras are confirmed in your fixed quote.
