For managed portfolios of three or more properties we agree per-property fixed pricing up front. That gives you a consistent number you can pass on or absorb, and one point of contact rather than a fresh quote every time. HMO changeovers included: shared kitchens and multiple bathrooms are priced into the rate, not argued about afterwards.

If the outgoing tenant has left belongings, check the NRLA guidance on items left behind and confirm what will be cleared before our visit, so we can plan access and the cleaning scope.
